How we think about dividing the lake
Locals navigate by channel marker — the Roanoke channel runs from R1 at the dam west to R80 near the Hardy Bridge, and tributaries count up from where they join. But for buyers, the more useful split is by county, drive time, and what the water is like.
Moneta & the North Shore
The classic lake side. Cottages and chalets tucked into wooded coves, the State Park, and the county where short-term rentals are permitted.

The one thing that surprises almost everyone
The county line runs through the middle of the lake, and it changes more than your tax bill. Bedford County — the north and east shores — permits short-term rentals with registration and a permit. Franklin County, covering the south and west shores and essentially the whole Blackwater arm, has been more restrictive in residential zoning, historically requiring a special use permit there while allowing rentals by right on agricultural land. That ordinance has been under active review.
If any part of your plan involves renting the place out, that single fact should shape where you look before the view does. And because it is parcel-specific and changes over time, it's exactly the kind of thing to verify with the county rather than assume from a listing.
