The amenity communities do the work for you

Bernard's Landing has three pools, tennis and pickleball, a beach, a marina, and waterfront dining on a seventy-acre peninsula. Mariners Landing wraps a Robert Trent Jones Sr. golf course with restaurants and a spa. Vista Pointe puts forty-eight condominiums on a peninsula with 360-degree views.

Slip arrangements vary by building, not by lake

Highland Pointe and Harbor Ridge include deeded covered slips. Bernard's Landing and Mariners Landing lease them. Bridgewater Pointe offers covered slip leases. The same question — "does it come with a slip?" — has a different answer at every address.

Rental permissions are the hinge

Several condo communities expressly allow short-term rentals, which changes both the income math and the character of your hallway. If you want a quiet building, ask what percentage of units are rented weekly.

Read the reserve study, not just the dues

Waterfront buildings face weather, docks, and pools. Low dues with an underfunded reserve is a special assessment waiting to happen. This is where a specialist agent earns their keep.
