What actually drives your number

Shoreline footage and usable water depth. Cove versus point position and how protected the dock is. Dock condition and whether the permit is current. Orientation and what the light does in the evening. Whether short-term rentals are permitted on your parcel. Slope from the house to the water.

Notice how few of those are about the kitchen.

Timing is seasonal and it is real

This is a lake. Buyers show up when the water looks like the brochure. In 2024, waterfront homes closed at 97 percent of list in about 58 days; waterfront lots closed at 92 percent of list after roughly 304 days. Homes and land are two different businesses here.

If you can control your timing, list into the spring so you are on market when the out-of-state buyers start making trips.
