"Water access" is a category, not a promise
It means the property is in a community that provides some form of lake access without owning shoreline. That access could be a deeded boat slip, a shared community dock, a boat ramp, a swim area, or just a path to the water. Those are wildly different things and listings use the same phrase for all of them.
A deeded slip is real property; a leased slip is not
A deeded covered slip conveys with the house and holds value. A leased slip is a recurring cost that can have a waiting list and can change terms. Both are fine — but you should know which one you are buying, and a lot of buyers find out at closing.
You skip the hardest maintenance at the lake
No private dock means no AEP permit renewals, no shoreline stabilization, no dock repairs after a hard winter, and a materially lower insurance conversation.
The trade is convenience and control
Shared access means shared schedules, shared parking, and rules you did not write. For a lot of people that is a perfectly good deal. For someone who wants to step off the porch onto their own boat, it is not.

Questions to ask any agent about this
Ask these of whoever you end up working with — us, someone we introduce you to, or an agent you found yourself. A specialist answers them easily. Everyone else gets vague.
- Is the slip deeded and conveying, or leased — and at what annual cost?
- Is there a waiting list for slips, and where would I be on it?
- What exactly does the HOA maintain, and what has it deferred?
- Can I have guests use the access, and how many boats per household?
- How far is the walk, and what does the parking look like in July?
